Arrowhead Ranch is a master-planned community for approximately 360 homes on 362 acres in Dripping Springs, Hays County, Texas. The property has a large amount of frontage along Onion Creek and beautiful views over the high bluffs overlooking Creek Road and Onion Creek. Arrowhead’s plan works to preserve the hill country charm and feel by developing a community with a majority of lots that will back to greenbelt or will be greater than ½ acre in size.
Wide natural buffers will surround the property south and east side of the development and with natural hiking trails that traverse the development. This project will be a mixed development with three pad sites along the 290 frontage, totaling about 10 acres of commercial development. This project has also dedicated approximately 13 acres as parkland to the City. Doucet has been responsible for all infrastructure planning and design.
We are utilizing swales and vegetative strips instead of traditional storm sewers that will have financial and aesthetic implications to the project.
Bella Fortuna is a 157-acre residential subdivision located about a mile southeast of I-35 and Onion Creek Parkway along Bradshaw Road in the city of Austin's extraterritorial jurisdiction. Bella Fortuna includes the construction of 530 single-family home sites in five phases, a 3-acre commercial site, and 46 acres of parkland with a 1.5-mile trail network connected to the Onion Creek regional trail plan. As project manager and senior civil engineer Davood is overseeing the entire design and permitting for Bella Fortuna. The project includes a Public Improvement District, or PID with additional community benefits which were unanimously approved by the Travis County commissioners Court per a set of two agreements with the new landowner, Brohn Homes. The public improvements include water quality and detention ponds that meet the county’s updated floodplain standards; approximately 6,100 linear feet of wastewater main with wastewater service provided by Austin Water Utility; a 2,400-foot collector road called Bella Fortuna Drive running east-to-west, providing a future connection to Pleasant Valley Road and the I-35 frontage road; and two neighborhood parks and approximately 10,600 feet of hike-and-bike trails that will be open to the public. In addition to the PID improvements, Bella Fortuna includes subdivision roadways and all other infrastructure required for this subdivision. Davood is supervising the entire design and permitting process of this project. Phase 1 and Phase 2 plats have been recorded. The project team is currently working on the plating of future phases. Phase 1 construction was completed just recently and phase 2 construction is scheduled to begin in the Spring of 2021.
Big Sky Ranch is a single-family, master-planned community spread across 200 acres, adjacent to Founders Park. The proposed development includes 773 residential lots, a private amenity center, parkland that includes a 4-acre expansion of Founders Park, and undisturbed open space. Phase One is approximately 70 acres and includes 256 residential lots. The project also includes upgrading Founders Park Road and adding turn lanes on RR 12, both of which will be constructed concurrently with Phase One. The development is located in the Edwards Aquifer Contributing Zone and will comply with TCEQ water quality regulations. Construction on Phase One started in January 2019 with full build-out anticipated by 2026.
Lakeline Square Condominiums is a single-phased townhome development at 13420 Lyndhurst Street in northwest Austin. Construction includes 68 dwelling units, asphalt drive aisles, utilities, associated parking, and a water quality and detention facility. Doucet developed construction plans for the site development and for the waterline improvements along Lyndhurst Street. Construction of Lakeline Square Condominiums and Lyndhurst Street Waterline construction began in June of 2007. Services performed: feasibility study, conceptual land plan, title, and topographic survey, easements, construction documents for site development and for off-site waterline improvements, permitting, TPDES, WPAP, construction and landscape observation, and marketing exhibits.
Live Oak Trails is an affordable and environmentally-friendly multi-family apartment complex located near the "Y" in Oak Hill, just west along Hwy. 71. The project includes 58 apartment units, along with common facilities including the office/gym and water quality pond. It also includes a learning center, playground, hiking trails. The site is located in the Barton Springs Zone (waterway setbacks) and includes a 10 foot escarpment; these and other encumbrances made site layout a unique challenge, but the design team was able to create a workable land plan that exceeded the client's original expectations for unit capacity. As part of the City of Austin entitlement process, Doucet was the lead in a complex "Planned Unit Development" (PUD) zoning case, including negotiation with city staff and neighborhood representatives, preparation of the PUD land plan, and multiple presentations at public hearings. In addition to the design/entitlements process with the local governing authority (City of Austin), Doucet successfully obtained multiple permits from state agencies (Texas Department of Transportation and Texas Commission on Environmental Quality).Environmentally-friendly Learning center, playground, and hiking trails 58 Units
The Mueller - Berkman project is located within the Mueller Airport redevelopment district, at the northwest corner of the intersection of Tom Miller St. and Berkman Dr., in the Full Purpose Jurisdiction of Austin, Texas. It is within the Mueller PUD Zoning District. The tract boundary streets have been improved with street sections, drainage and utility infrastructure, and offsite water quality and detention facilities. The project includes 57 residential lots and one retail lot with the associated on-site utilities and drainage improvements.
Sunridge Condominiums is a 65-unit multi-family project in Southeast Austin. It is currently in the schematic design/design development phase. Doucet staff have worked with the developer on several iterations of the layout; the site has several challenges including an existing creek/drainage easement, hazardous pipeline easements, and significant topography. Our staff identified these issues early and prepared the schematic design accordingly, achieving the maximum possible density while working within the practical limits of permitting and construction. The developer is looking at multiple condominium product types for the project, including single-family detached, duplex, and townhomes. A cell tower has been incorporated, as well as a community center and pool area. The existing creek will be enhanced as an amenity, with rain gardens along the perimeter and a pedestrian walkway connecting the two parts of the community.
